- N-Park Condo –

 

Reference is made to the above matter. Kindly take note that effective 1st January 2010

 the new rate for using the badminton court will be adjusted to as follows. This is in line with high cost of maintaining the sport complex.

 

 

1.         Peak hour Monday to Friday

            6.00pm to 10.00pm – RM 12.00 per hour ;

 

2.         Non peak hour Monday to Sunday

                        - RM 8.00 per hour ;

 

            3.         No refund payment or re-schedule is allowed for cancellation of court ;

           

            4.         Once booking is confirmed, payment must be made in advance. Please

request for official receipt when making payment. Please bring along the

receipt for random checking.

 

5.         Failure to make payment in advance, the management reserves the right to cancel your booking and it to next waiting list.

 

 

However the rate for Sqush Court shall remain at RM4.00 per hour, without changes.

Without the fund, the services will be interrupted, particularly to T N B and lift service.  To avoid disruption to these basic amenities that will affect everybody’s livelihood, we urge you to kindly make payment to the management office upon the receipt of this reminder.

 

Failure to pay the dues, we will B A R your touch and go card without further reference to you. Please do not argue with the security guards or management staff if your card is de-activate. To re- activate your card, Please help yourself to make payment to this effect. 

 

 

however, If you are the tenant and your landlord is in arrears of maintenance fee, then, you are requested to pay the maintenance fee on their behalf and deduct from the rental in order to gain entry. A receipt of which will be issued to you accordingly.

 

 

Meanwhile, an Operasi Card Checking will be carried out randomly. please ensure that you own the valid touch and go card and is cleared of your maintenance fee. Otherwise, your entry will be disrupted.

Act now to avert water woes, Penangites told

GEORGE TOWN (Nov 1, 2009) : Penang will face severe water shortage problems by 2011 if Penangites do not take steps to save water resources such as implementing rain harvesting measures at high-rise buildings.

State Drainage and Irrigation Department (DID) director Hanapi Mohamad Noor said apartment buildings will be able to save 20% on water bills by using a rain harvesting system to provide water for usage at the common areas.

"The rain water collected from the rain harvesting system could be used by the residents to wash cars, water the gardens and to flush toilets and wash hands at the toilets in the common areas," said Hanapi who officiated the DID's pilot rain harvesting project at N-Park condominiums over the weekend.

Although the system may be costly to implement as the installation of the system at N-Park costs about RM250,000, Hanapi said it is practically maintenance-free.

"The system uses a gravity system to channel the collected rain water to the storage tanks and does not use any pumps or electricity so it does not need to be maintained. It only requires regular checks to make sure the pipes and tanks were not clogged with leaves or other solid matter," he said.

Following the pilot project at the condominium, DID is looking at implementing a similar system at a low-cost apartment next year.

"We will install a similar system costing about RM200,000 at a low-cost apartment next" he said.

However, DID will not be going around installing the system at all of the residential high-rise buildings in the state.

"We can't afford to do this free for every building. We are only installing the system in two buildings as an example to all developers to encourage them to incorporate this system into their developments," he said.

The department is also encouraging homeowners and residential high-rise building management corporations to install the system on their own.

The rain harvesting system installed at N-Park comprises six tanks with the capacity to store 60,000 litres of rain water.

The tank capacity will ensure that the water collected can last for up to three months during droughts.

Hanapi said the system, if used for the long-term by more high-rise buildings, will be able to reduce the treated water usage in the state tremendously.

"Penangites will also need to implement other water saving measures to reduce water consumption so that we may not be faced with water shortage problems in future," he added.

RAINWATER harvesting will be implemented at low-cost flats in Penang if a pilot water-saving project at a condominium block in the state here is successful.

Penang Drainage and Irrigation Department (DID) director Hanapi Mohamad Noor said the department would monitor the pilot project at the N-Park Condominium in Batu Uban and, if successful, extend it to low-cost housing such as the Penang Municipal Council flats in Sungai Pinang.

“We plan to begin implementing it at the low-cost flats by the middle of next year, as there would be some indication of the performance of the system at the condominium by then,” he said.

He was speaking to reporters on Saturday after launching the pilot project named Nega-Litres (for negative litres), aimed at reducing water usage by 10% to 20% in a year.

Hanapi said N-Park Condominium was the first high-rise residential apartment in the country to carry out rainwater harvesting but such a system already existed in places like the 1Utama shopping complex in Petaling Jaya and residential houses in Sabah.

He said the pilot project jointly implemented by the DID, Water Watch Penang and Penang Water Supply Corporation Bhd cost nearly RM250,000.

The sum covered six water tanks with a capacity of 10,000 litres each to store rainwater collected from the roof of a condominium block, and the piping system inclusive of 26 taps.

Hanapi said that as there was no pump, the water supply was by gravity flow and it was meant for the common area use only, such as for watering plants, washing cars, and cleaning common area facilities including the public toilets.

WWP president Prof Chan Ngai Weng, who is also the condominium’s Residents’ Association chairman, said the water bill for its common area came to about RM5,000 per month.

He also said that 100 households at the condominium had also pledged to reduce their water usage and monthly contests would be carried out as incentives.

槟州水利灌溉局总监哈纳比说,该公寓是全马首座拥有蓄水槽者,以收集雨水作为洗车、浇花以及公共厕所用途。他说,吉隆坡万达镇购物广场(One-Utama)及沙巴部份住家早在多年前使用再循环雨水,而N-Park则是首座使用再循环雨水的公寓。

总监:减低收入者负担

说,若该公寓成功节省用水量,将可成为其他州属及公寓的榜样。该局预料会在明年中旬,把这项计划带到双溪槟榔廉价组屋,以减低低收入者的负担。他是出席再循环使用雨水计划开幕礼时,如是指出。

他指出,这项计划共耗资25000令吉,拥有6个蓄水槽,分布在公寓第4层空地处,总蓄水量可达2万公升。同时,为了避免其他开销,蓄水槽内是没有安装任何泵器,因为泵器需要汽油及电流才能操作。鉴此,蓄水槽的水源是随着水管川流到26个水龙头、供洗车、浇花及公共厕所使用。

公寓居民受高等教育

尽管该公寓内的公众地方都是使用再循环雨水,哈纳比补充,若遇上旱季时,该26个水龙头将直接衔接槟州供水机构水管,仍供水予居民使用。不过,他说,每年12月、1月和2月都是槟州的旱季,但相信有关问题能迎刃而解。

纳比说,槟州在2011时将面对水源危机,因此必须及早亡羊补牢,才能避免人民面对水源短缺的问题。"扩建孟光水坝仍无法全面解决槟水源危机问题,槟州仍然需要依赖瓜拉姆拉河的水源供应。鉴此,我们必须开源,使用丰富的天然资源,包括再循环使用雨水,以减少面对水源危机的问题。"

他指出,选择该公寓为计划的火车头,是因为该公寓居民都是受高等教育、外籍人士,因此比较容易接受这项计划,也拥有很强的管理层。

陈艺荣盼减低用水量

该公寓管理层委员会副主席陈艺荣说,该公寓是在多年前向中央政府申请这项计划,并在去年获批。此外,整个安装过程只需1个月的时间。

他也是槟城水源监督委员会主席兼理大地理教授。他说,槟城每人平均每日的用水量是300公升,居全马榜首。该公寓内的公众地方水费是5000令吉,鉴此,他希望通过使用再循环雨水计划,减低该公寓的公众地方的用水量。

此外,他说,该公寓100单位也参与节省用水竞赛,成功大幅度减少每月用水量的家庭,将可获得奖励。针对该公寓拥有916单位,为何只有100单位参与一事,他解释,由于该公寓内的30%是渡假式公寓,而居民也是租客为主,因此暂时仅让100单位参与

(檳城)為了未雨綢繆,應對至2011年檳州將面對水源的危機,檳州水利灌溉局率先全國在公寓推行試驗性的節省用水運動。

檳州水利灌溉局主任哈尼菲說,當局首選位於峇都蠻的N-PARK公寓,是由於上述公寓是規模較大的住宅區,居民受教育程度較高,對節省用水運動意識較高,有助於落實在1內節省10%的目標。

試驗成功將推行至全國

說,如果首項試驗性計劃推行成功,將會在檳州,甚至全國推行。事實上,這項運動更重要目的是喚起人民的醒覺,節省用水就是協助減少對天然資源的開發,而有環保的作用。

哈尼菲是於昨日(21日)下午在N-PARK公寓推展公寓節省用水的首項試驗計劃儀式後,向媒體發表上述談話。

這項運動是由水利灌溉局與N-PARK公寓居民協會聯合推動,並獲得檳城節省用水協會及檳州供水機構協辦,見證者有居協主席陳藝榮。

檳用水量比鄰國多一倍

哈尼菲說,目前,檳州人民用水量,平均每天每人280公升,比新加坡人多出了50%,顯然檳州人民用水量過高,有必要推動節省用水的運動。

說,有鑑於此,當局須採取防範的措施,增加水源及節省用水,其中步驟是推展節省用水的運動,特別是佔用水量30%的家庭用戶,成為教育節省用水的目標,而使當局率先在N-PARK公寓推展。

撥款25萬設雨水箱省水

他指出,除了向公寓居民灌輸節省用水的意識之外,也撥出25萬令吉作為設立一個大型收集雨水的水箱,作為澆花及洗刷廁所的水源,其他為更換公共廁所的自動開關水喉,節省對自來水的依賴。

陳藝榮:選100間單位參與
1內落實節省10%目標

也是檳州節省用水協會主席的陳藝榮說,協會是從公寓965間單位中選出100間,參與節省用水運動,並預定在1內落實節省10%的目標。

密切監督參加單位用水量

他指出,協會將會密切監督參加單位的用水量,包括每月的水費,如果超出正常的用量,就會教導他們節省用水的方法,其中是把控制水源的水閥關小,採取節水的洒花器,抽水馬桶置放充水的瓶子等。

"有些居民每月用水費雖然只有5令吉,但是依然參加節省用水運動,這並非金錢的問題,而是協助減少開發自然資源,可加強保護自然生態的作用。"

將獎勵最節省用水用

說,協會亦設有獎勵制度,頒發獎品給節省最多的用戶,以作為鼓勵的作用。除此,他們也確保公寓公共場包括泳池、廁所等用水量,如安裝自動開關水喉,可使每月5000令吉的水費,省下500令吉。

Pilot water-saving initiative

A CONDOMINIUM in Batu Uban, Penang, has been picked as the first in the country to carry out a water-saving project which is aimed at reducing water usage by at least 10% a year.

The ‘Nega-litres Campaign’ which kicked off yesterday will see residents in 100 units at the N-Park Condominium taking part in the pilot project jointly implemented by the Drainage and Irrigation Department (DID), Water Watch Penang (WWP) and Penang Water Supply Corporation Bhd (PBA).

State DID director Hanapi Mohamad Noor said the relevant parties would carry out monthly water usage audit at participating units.

“They will work together to create awareness among residents on the need to conserve water and to increase water-use efficiency.

“A rainwater harvest system that can contain 10,000 litres of water will also be built on the roof of one of the blocks. The water will then be used for non-drinking purpose at the common area,” he said during a press conference after the launching of the campaign at the condominium yesterday.

He said the RM250,000 system would be linked to PBA’s water supply system and the treated water would only be used when the water in the tank ran low.

Hanapi said 30% of the water consumption in Penang was for domestic purposes and the rest for industrial and agriculture sectors.

“The state will face water crisis by 2010 as more water is being consumed while supply remains the same,” he said, adding the campaign would be implemented nationwide if it was proven successful.

WWP president Prof Chan Ngai Weng said each Malaysian uses an average of 280 litres of water a day which is 50% more than the average usage of each Singaporean.

“Our country is fortunate as we have treated water running round the clock. Other than saving money, a more important aim of this campaign is to save water.

“We don’t want to end up drinking recycled water like what’s happening in Singapore,” said Prof Chan, who is also the condominium’s residents association chairman.
